A personal message to longtime acreage owners.
If you've lived on your property in the Sacramento Area Foothills 20, 30, 40 years, you know there's a lot more to it than owning a home.
You've built a life here.
You've raised your family, cared for your land, maintained the fences, tended the garden, fed the animals, and kept the place going through all kinds of weather, season after season. Your kids probably grew up riding horses, playing sports, raising 4-H animals, playing in the pond, and learning responsibility, accountability and the value of hard work.
You've probably helped a few neighbors along the way, too.
And if you're like many longtime country property owners, you and your family spent years making your place better every chance you got.
But life changes.
The kids have grown up and moved away. The animals may be gone, the pastures may be quieter, and the big family gatherings may happen only a few times a year. You may still love your property just as much as ever, but keeping up with everything takes more time, energy, and effort than it used to.
IS IT TIME TO ENJOY LIFE?
Maybe you've caught yourself wondering what life might look like somewhere a little smaller a little place closer to everything, with less maintenance and more time for yourself, your spouse, your grandchildren, a place where you can leave for a week or so without worrying about wildfire or frozen pipes while you are gone... so you can go do all the things you've put off for years.
Then you look around at everything that needs attention.
The fence that needs fixing. The weeds that keep coming back. The barn that needs cleaning out. The shop full of things you might need someday. The painting, the landscaping, and all those other little projects that never seem to end.
And perhaps you think, "I can't sell it looking like this. I need to get everything cleaned up first".
So you put it off another season.
If any of this sounds familiar, I want you to know something.
It's just a fact of life that the place has become harder to manage. And you don't have to do everything yourself before you ask for help. After years of taking care of your home, your family, your land, and often the people around you, there's no shame in deciding that your needs have changed. You don't have to wait until the work becomes overwhelming to start exploring your options.
And you certainly don't have to have everything figured out before you take the first step
Is it time to enjoy life?
My name is Forth Hoyt, with Cool Land and Homes by Keller Williams. I work with rural property owners throughout Cool, The Divide, and the surrounding Sierra foothills, in El Dorado, Placer, Sacramento, Amador, and Nevada Counties. And I genuinely enjoy helping people through this transition.
I understand that acreage properties come with their own challenges and considerations. Wells, septic systems, grading and drainage issues, barns, shops, outbuildings, fencing, and years of accumulated belongings can make preparing for a move feel like an enormous undertaking.
But it doesn't have to happen all at once.
I know rural properties because I have lived nearly all of my 61 years in the country. Decades of rural life. Pressure tanks and storage tanks, fencing, and out-buildings and hand dug drainage ditches. I know what you have done.
I enjoy walking a property with its owners, figuring out what matters most to them, helping organize and prioritize the work, and developing a realistic plan to prepare the property for sale. I have plenty of energy for the hands-on side of getting a place ready, too… in fact I enjoy a good project and love to help! And whatever I can't do, I have the connections to get it done!
Most importantly, I want you to feel that you have someone in your corner.
Someone who listens, respects what you've built, understands the local market, and helps you make informed decisions without making you feel rushed or pressured.
You may decide that now is the right time to move. You may need another year to plan. Or perhaps you simply want to understand what your property is worth and what it would take to sell it when you're ready.
All of those are perfectly good places to start.
You've spent a lifetime building a good life. You deserve to enjoy the next chapter, too.
If you've been thinking about making a change, exploring your options, I'd be glad to sit down with you, walk the property, hear your plans, and talk through the possibilities.
No pressure. No need to clean up first. Just an honest conversation about where you are today and where you'd like to go from here.
Give me a call. Let's just visit about this.
